Rate Basis

All rates are per night based on double occupancy except for:

• Two Bedroom Sea Cabana – Kitchenette: 4 guests
• Two Bedroom Sea Cabana – Kitchen: 4 guests
• Villa Botanica: 8 guests
• Brett’s House: 10 guests
• Sharon’s House: 10 guests

All accommodation rates are nightly and include Continental Breakfast daily.

Additional Person Rate

$75/day plus applicable fees & taxes

All Accommodations Taxes & Fees

All accommodations rates are subject to a 10% VAT, 10% Resort fee and 10% service charge. No refund for early departure or date change.

Deposit & Cancellation Policy

A valid credit card (Visa, Mastercard & American Express) is required for all reservations at time of booking.  A 50% non-refundable deposit is required at the time of booking to confirm all reservations.

The remaining balance is due as follows:

• Peak periods: Full balance due 90 days prior to arrival
• Non-peak periods: Full balance due 30 days prior to arrival

Once the balance due date has passed, the reservation becomes 100% non-refundable.

Peak Periods

The following dates are considered peak periods and are subject to the 90-day balance and cancelation policy:

• Christmas/New Year’s: December 18, 2026 – January 4, 2027
• Easter/Spring: March 4, 2027 – April 4, 2027
• Christmas/New Year’s: December 17, 2027 – January 3, 2028

Cancellations made after the applicable deadline for all reservations will result in forfeiture of the full stay amount. We strongly recommend purchasing travel insurance to protect against unforeseen circumstances that may impact your travel plans.

Maximum Capacities

Garden Rooms, Sea Suite, Sea Balcony and Garden Bungalows have maximum capacity of 2 guests.
